Selling Your Home? Early Prep Promises Less Stress

Kitchen Ready for Home Sale

Spring’s warm weather invariably beckons buyers, making it a prime time to list your Asheville home. However, that same motivation also inspires other sellers to crowd the market. While it may seem overwhelming to stay ahead of the flurry, taking early steps to prepare for a sale will ensure less stress when your home hits the market. Here are some ways to get a leg up from the outset.

De-Clutter Before Selling Your Home

This may seem like an obvious first step, but sellers are often unsure of how thoroughly they should pare down their presentation. Start with those stacks of books and papers, unnecessary items crowding your kitchen and bathroom counters, shelves piled high with knickknacks, clothes cluttering the closets, and the like. Art is fine, but put away family and personal photos – you want potential buyers to see themselves, not you, in the home. Streamline furnishings and keep hallways and paths free of any objects that can impede the flow of the home.

Staged Bedroom for SalePinpoint and Eliminate Small Flaws

Turn a critical eye to your home and you’re sure to uncover little flaws long overlooked. That unused curtain rod or those damaged blinds will most definitely distract, no matter how new the windows. Mismatched, outdated door fixtures and cabinet handles are an easy early fix that will leave the buyer with the impression of a clean, attractive aesthetic. An inexpensive chandelier can help to define a dining room, doing double duty if the light fixture needs updating anyway. And don’t neglect simple improvements to your exterior: Cleaning gutters and replacing broken ones not only improves the appearance of your home, but can help to mitigate musty odors often associated with backed-up drainage. Small improvements can pay off in a big way.

Boost Curb Appeal

Landscaping is an economical way to improve a buyer’s first impressions. And during the spring, it’s easy to surround your home in the season’s glorious green and vibrant color to boost appeal. Adding sod, small bushes, or a focal point like a stone walkway can enhance your home immensely. If you don’t have the funds for a full exterior paint job, coat the front door in a fresh color that complements the exterior but provides just the right pop to make your home stand out.

Uncluttered Bathroom SurfacesStage Your Home

Presenting your home as the star of the show is one of the easiest things you can do to up the appeal. Mosaic Community Lifestyle Realty understands this, which is why Mosaic agents are equipped to give your home an aesthetic overhaul. Whether the undertaking is large or small, staging can offer a clean slate, free of distractions. Some ways you can easily begin the staging process:

·     Neutralize wall colors to provide a calm backdrop on which to create inviting rooms

·     Increase lighting, open blinds, clean windows – generally present an open, bright air about your home

·     Create furniture arrangements that are “conversational”: couches that face one another and aren’t pointed at a TV

·     Make small spaces appear larger with things like mirrors, pedestal sinks and “airy” furnishings: If you can, replace that giant sectional with a polished sofa, or a heavy hutch with understated shelves

·     Never leave a room empty; instead, turn it into a guest room, craft room or office

Mosaic Realty Invites You to a 6-Home Spring Release at Craggy Park

Craggy Park West Asheville New Homes

Explore West Asheville’s Premier Green-Building Community

Craggy Park, located in the heart of eclectic West Asheville, N.C., is a sustainable urban community featuring 45 Energy Star homes nestled amid streamside trails, organic gardens and community gathering spaces in a park-like setting. Closely connected to the vibrant Haywood Road business district by a greenway trail and a short stroll up Dunwell Avenue, Craggy Park features homes that blend modern with Arts and Crafts elements, crafted with a “smart and sustainable design” philosophy. The community park on Fox Creek and adjacent urban woodland conservation area make it easy to stay connected to nature in your very own backyard.

Custom designed by W2 Architects and built by the craftsmen at JAG Construction, Craggy Park’s beautiful state-of-the-art green homes provide plans suited to every lifestyle. The homes – each certified by GreenBuilt North Carolina, a voluntary, statewide green building program – are designed for easy maintenance, leaving lots of free time to enjoy everything Asheville has to offer.

The Park

Craggy Park’s design philosophy of clustering homes and providing ample common space allows for a relaxing outdoor-centric community. Our park includes a nature trail with benches, a lawn by the stream, two little free libraries, a tree house, an over-sized double swing, organic gardens, a fire pit, a picnic area with a community grill and herb spiral gardens.

What Makes Craggy Park So Green?

Craggy Park’s walkable and bikeable urban infill location optimizes use of existing infrastructure and minimizes the development’s environmental impact. A clustered-home site design preserves green space, existing trees, and nearby habitats, and native, drought-tolerant and edible landscaping provides a habitat for local flora and fauna.

From re-use of bricks from a former on-site home, to milling of trees taken down during grading for lumber, the construction process also boasts minimal environmental impact. Preservation and re-use of topsoil during grading; construction waste management and recycling; and effective stormwater run-off controls throughout construction keep things green from the start.

And then there are the homes: Energy Star and GreenBuilt-certified; a high-efficiency mechanical design; third-party blower door and duct-blaster tested homes; low and no-VOC materials and finishes for optimal indoor air quality; Energy Star appliances and lighting; day-lighting techniques for great natural light; low-flow plumbing fixtures; durable material use (30-year roof, 50-year siding); and 6" walls and formaldehyde-free insulation are just some of the many green features of each Craggy Park home.

New-Homes Event

If the Craggy Park lifestyle appeals to you, mark your calendar for an exciting event March 9 and 10, from 1-5 p.m. That’s when six new homes will be unveiled as part of Craggy Park’s Spring Release. You can tour a completed home, as well as see homes under construction. Acting early means you can even select your finishes on some models.

If using GPS, you can get to Craggy Park by entering Mauricet Lane, Asheville, NC 28806.

Asheville City Schools Foundation Scholarships Celebrate Students Who Excel

Asheville City Schools

Helping to create the next generation of Asheville leaders and a driven, multi-talented workforce, the Asheville City Schools Foundation provides a pool of scholarships every year. The more than 20 scholarship funds, totaling over $200,000, are available to any student graduating from an Asheville City Secondary School. Once again, this year Mosaic Community Lifestyle Realty is honored to be a part of the program as a major supporter of the Asheville City Schools Foundation.

Realizing the importance of providing students the opportunity to move on to higher learning and rewarding careers, the foundation has awarded over $2.6 million in new and renewing scholarships to deserving Asheville High School and SILSA graduates since 2000. Last year, approximately 90% of scholarships were awarded to students with significant financial need.

Asheville City Schools FoundationHow to Apply

There is one application, available online, for all scholarships. For the 2019 awards, the application window opened Dec. 1, 2018, with all applications due March 6, 2019. Scholarships are awarded based on a range of criteria, including academic excellence, community service, athletic achievement, leadership skills, employment experience, and good character.

Each year, two application review committees comprising five members each are carefully selected from a diverse pool of retired teachers, active community members, college professors, Asheville City Schools administrators and Asheville City Schools Foundation board members. The committee reviews all applications, reads the essays, and interviews the final round of eligible students. Together they choose which students are most aligned with each scholarship.

Green Thinking Takes Center Stage in Today's Interior Design

Asheville Green Home Design

Planning your dream home in Asheville? Whether you’re starting fresh in a new space, or seeking to update your current home’s decor, trends in interior design are coming into focus this year, with an emphasis on “green” – in more ways than one.

With environmentally conscious construction gaining ground in Asheville, home interior designs are reflecting the movement, incorporating recycled, reclaimed and found materials into the design. Drawing inspiration from Asheville’s naturally stunning surroundings, interior designers are bringing green, airy elements of the outdoors in. Of course, the kitchen continues to be a design focal point, especially in this food-centric city. Following, a few ways to take advantage of today’s trends and give your home’s interior a fresh face:

Home Design Trends AshevilleEnvironmentally Green Design

Sustainability is an across-the-board trend that doesn’t stop at the front door. Finding furnishings that boast durable or recycled materials means less waste: Think a coffee table crafted from reclaimed wood, or a set of eco-chic chairs made from recycled materials. Peruse one of Asheville’s many flea and antique markets for just the right found-object-turned-focal-point. Bare wood surfaces favoring oak trees are a popular choice, and the area’s plentiful growth makes such wood easy to source locally to create a custom countertop.

Naturally Inclined

Bringing the outdoors in has become one of the best interior design trends for 2019. In Asheville, it’s particularly popular for a home’s interior to reflect the city’s airy, Blue Ridge backdrop. This trend can take the form of natural wood and stone materials incorporated into bathrooms, kitchens, even walls.

Also finding fans in 2019 is the color green, with such elements as cabinetry, furnishings and walls taking on the tint. Go for a hunter shade for a fresh take on kitchen cabinets, or accent a living room wall with emerald. For a less dramatic take on the trend, incorporate moss-hued throw pillows or a pine-colored shag rug to make your living space pop.

A nod to nature can be as simple as adding a little living greenery – in the form of easy-care succulents, fast-growing vines and statement potted trees that supply earthy texture. Another plant perk: Those leaves help to purify the air, for fresher, healthier breathing.

Home Design Trends in AshevilleThe Communal Kitchen

The kitchen continues to be the epicenter of the home, fueled not only by Asheville’s food-centric mentality, but by the supply of and ease with which fresh, locally grown produce and meat can be obtained. However, kitchens go beyond cooking: Trends toward making the kitchen a multipurpose yet open area mean communal elements are a must. Consider a kitchen island, or a peninsula, lined with low-profile stools and enough openness to allow family and guests the option to perch or to circulate. Another trend in line with the more relaxed, communal kitchen space: built-in benches, banquettes and booths. Such arrangements allow for better use of space, and more comfortable seating for lounging.

After a day of enjoying the beautiful, invigorating environs of Asheville, it’s nice to come home to a space that continues the theme. Incorporating these natural, airy design trends will make the transition from the great outdoors to the great indoors a seamless and inviting one.
