Climate Migration Drives Asheville's Real Estate Market Higher

Asheville, N.C., has long been a desirable city in which to live, with people from all over the country drawn to its exhilarating outdoor scene, eclectic music and entertainment offerings, natural Blue Ridge beauty, and charming mountain vibe. In recent years, another factor has driven growth: climate migration. According to a recent article in the Asheville Citizen-Times, Asheville ranked third among the top 12 climate-refuge cities in the U.S. most likely to see an influx of new residents. Its geographical position, protectively nestled in the Blue Ridge Mountains, makes it less vulnerable to weather extremes associated with climate change, such as high heat and winds, powerful hurricanes, destructive storms, and resulting erosion issues.

Asheville’s real estate market has experienced unprecedented growth in the last decade, and with its burgeoning reputation as a climate refuge, that growth and added value show no signs of slowing. The increase in property values is of course proving to be a double-edged sword: good for current property owners but challenging for those looking to buy or rent in Asheville. Even with market uncertainties, a substantial drop in Asheville real estate prices is not likely to occur in the near future.
